What do you need to know about extensive green roof maintenance?

    May 11th, 2026

Extensive green roofs are the most common type of green roof in the UK and are often described as low maintenance, but that should never be confused with no maintenance.

Whether the roof uses a roll-out sedum system, a modular tray-based system such as M-Trayยฎ modular green roof system, or a BioSolar build-up combining vegetation with PV panels, ongoing maintenance is essential to support long-term performance.

The Importance of Design, Installation and Ongoing Care

A successful extensive green roof depends on the right design, correct installation and a realistic maintenance regime over the life of the roof. Access routes, rainwater outlets, vegetation margins, fire breaks and roof-mounted equipment all need to remain visible, clear and functional.

Green Roof Organisation guidance reinforces the importance of planned maintenance. The GRO Modular Green Roof Best Practice Guide covers a wide range of issues including design considerations, wind uplift, fire considerations, transport, unpacking, maintenance and irrigation. Its maintenance section makes a clear point that extensive green roof systems should be maintained at least twice per year to support long-term health and performance.

What Does Good Green Roof Maintenance Involve?

Good maintenance should include checking rainwater outlets, removing unwanted vegetation, clearing dead material, reviewing whether fertiliser is appropriate, watering during prolonged dry periods and monitoring the condition of the vegetation coverage.

Maintenance is not only about technical performance. A well-maintained extensive green roof can also look exceptional, especially through spring and summer. Sedum and wildflower roofs can produce strong seasonal colour, texture and growth, turning a functional roof area into a much more attractive part of the building.

Practical Maintenance Tips for Sedum Roofs

For sedum green roofs, one practical maintenance tip is to take healthy sedum from strong areas and press it into bare patches. With suitable conditions and ongoing care, the sedum can establish over time and help fill weaker areas of coverage.

Seasonal conditions also matter. GRO guidance notes that temporary watering may be needed during prolonged dry periods or extended high temperatures. Roll-out extensive green roofs should be checked for coverage, moisture stress and clear drainage routes. Modular systems should also be reviewed for module condition, with individual modules replaced where required.

    Maintaining BioSolar Green Roof Systems

For BioSolar roofs, maintenance becomes even more critical. The GRO BioSolar Best Practice Design Guide states that all BioSolar roofs should be maintained at least twice per year as a minimum. Vegetation should be managed so it does not shade PV panels, fire breaks should be checked and cleared, and the required gap between the lower edge of the PV panel and substrate surface should be maintained.

    Planning Maintenance from the Outset

The key message is simple. Extensive green roofs perform best when maintenance is planned from the outset, not treated as an afterthought.

Wallbarn supplies both M-Trayยฎ modular green roof systems and green roof installation and maintenance solutions, supporting projects from specification through to practical installation considerations.

If maintenance becomes difficult to manage, or a green roof has been neglected over time, Wallbarn can help connect clients with green roof partners who provide maintenance services across the UK.
