    Class A Fire-Rated Substructure Project in Bristol

    The Old Brewery redevelopment in Bristol presented a complex rooftop paving scheme, covering 400 square metres across five distinct zones. Wallbarn was brought in by installer Afan Group to supply a complete Class A fire-rated paving system, including MetalPad Ex adjustable pedestals, optional spreader plates, I-Plus aluminium rails, and our specialised paving headpieces. The build involved both 600x400mm and 400x400mm x 50mm paving slabs, requiring meticulous planning to ensure structural support and layout compatibility across variable heights and surface conditions.

    Our initial engagement began in June 2024 with a virtual Teams meeting. We received PDF plans, issued a preliminary quote, and proposed an initial system layout. However, the project then paused for several months. When communication resumed in December, we received revised plans, prompting a full update of the quote and layout. This included changes to rail directions and height ranges to suit the evolving needs of each zone.

    A series of collaborative virtual meetings followed, where we worked closely with Afan Group to refine every detail and ensure seamless system integration. Once the materials were delivered to site, a member of our team, alongside a director, conducted a site visit. This revealed a number of tight-space areas that required localised adjustments to the system. We proposed and implemented alternative approaches on-site to ensure optimal fit and finish.

    The redevelopment itself is a significant regeneration project, transforming the historic Ashton Gate Brewery site—dating back to 1829—into a new mixed-use community. The scheme includes 107 affordable homes and seven commercial units, blending new-build construction with the sensitive refurbishment of original brewery buildings to retain the area’s industrial character. Located in the heart of Southville, an inner-city ward of Bristol, the site posed logistical challenges due to limited access and its proximity to neighbouring residential and commercial buildings.

    The project spanned approximately nine months from first contact to final site support, and demonstrated our ongoing commitment not only to supplying the right products, but to supporting our partners through every phase of delivery. Through flexible design adaptation, proactive coordination, and close collaboration with the contractor, Wallbarn delivered a bespoke solution that met both safety and structural performance criteria, accommodating complex slab layouts and roof zones without compromise. The project has since received major recognition, having been awarded Best Residential Development in the Bristol Property Awards 2024, and Highly Commended for Best New Development in the South in the First Time Buyer Magazine Readers’ Awards 2024.
